1. Property types (multifamily, retail, office, and industrial).  Continuum does not lend on owner-occupied residential properties.  No new construction.   
2. Loan to value (< 60%).  Values are based on today's distressed valuations.  Continuum will often cross-collateralize the subject property for additional protection. 
3. Exit strategy.  Borrowers must personally guarantee the loan and demonstrate a sound strategy to refinance or sell the property.  Continuum will require borrowers to enroll in credit repair programs if necessary.  
4. Location of real estate.  Property must be located in a market Continuum knows and understands.  Continuum lends only in the greater Chicago metropolitan region on properties it wants to own. 
5. Strength of real estate.  Property must be currently cash flowing or exhibit a strong likeliness to cash flow in the very near future.  Continuum often encumbers the rental income.  Continuum feels comfortable owning every property in the portfolio at the levels it lends. 
6. Character and strength of borrower.  Continuum personally interviews the borrowers to better assess their personal situation and exit strategy.  Borrowers must personally guarantee every loan. 

Our borrowers typically need capital quickly and for a short period of time. We require a viable exit strategy before we fund any loan. Continuum lends on commercial and non-owner occupied residential properties.
